Affordable Housing is housing that does not have a contract with HUD for a subsidy, but has mortgage restrictions that require the rents to be "Affordable". The Affordability guidelines vary depending upon the financing of the particular property, but the rents are required to be determined in accordance with requirements of the mortgaging company. In Rhode Island that mortgaging company is the Rhode Island Housing and Mortgage Finance Corporation. Applicants must meet income eligibility guidelines and must pay the full rent each month.

Subsidized Housing is the common name for any property with a Section 8 or Section 202 Contract with HUD. Residents pay 30% of their adjusted Gross Income for rent and utilities, and HUD pays the remainder of the rent (or subsidy) directly to the landlord.
There are two types of "Elderly Housing" in the Ferland portfolio.
The first type is "Elderly Section 8" properties. These properties have Section 8 contracts with HUD that give a preference to households where the head of the household or the spouse is either an elderly person (age 62 or older) or is permanently disabled AND meets the HUD income eligibility guidelines.
The second type is "Elderly Section 202" properties. These properties can only accept households where the head of the household or the spouse is either an elderly person (age 62 or older) AND meets the HUD income eligibility guidelines.
Some Section 8 Contracts do not have a preference for elderly or disabled applicants. These properties are commonly referred to as "Family Section 8 Developments". Applicants for these properties must meet the HUD income eligibility guidelines.
